I guess my biggest hurdle in factoring this out is the fact that i already has purchased the property and have a mortgage. i think i have all my numbers that i need but its just calculating the ROI.

It is unsettling to think about being an out-of-state investor without a full understanding of all the factors to consider in the area so I will try my best for that not to be the case.I don't want to send the wrong message to @Kristopher Cowen or give any false expectations but I would keep it in consideration.

The other factor could be that, when the market begins to pick up in February, these homes are already on the market and willing to sell quickly due to the slow winter.

See it at 611 Goodwin Rd, Austell, GA 30106.To offset that I factored in 5000.00 in Miscellaneous for unforeseen expenses.As for the kitchen the properties is going to need an all new kitchen, cabinets, appliances etc.Planned on doing what I could myself, but for the most part wanted to use Contractors.

Do the requirements vary by lender, and if so, is the difference significant enough that I should factor that in when shopping for a mortgage?
