Hey BP, I've been following and learning on and off for an extremely long time.

It is an extremely hot market right now.

He was extremely responsive and knowledgeable and is currently working on a few projects very close by to my property.

THAT is a perfect comp (it was a tiny bit smaller).  

But, I am extremely passionate about REI and farming.

@Ramon Purifoy I would love to invest in real estate where I have family as well, because then I know I could trust them, but my family is from a tiny town in the middle of nowhere and my wife's family is from San Jose, where it is too expensive for me to invest.

A tiny basement studio with no light and old fixtures ... probably not going to do it.

@Jason SchimerMiami, FLis an extremely challenging market to invest in, and knowing all about the different neighbrhoods, dynamic market trends, emerging areas and prices down to the sq/ft for every zip code will make you succeed in Miami.I just did a 100% cash on cash ROI in Miami, FL in 92 days for a duplex in Little River area of Miami.

I am not extremely worried about getting all the cash back because it will be my home, not as much of an investment. 

I would strongly advise that you work with a realtor who understands your local market extremely well.
