You also need to put in place a system for keeping track of tools, and making the employees generally accountable (some reasonable breakage and wear is to be expected, "losing" tools is unacceptable!)

My thought is to have our house paid off in a year or so, then buy a 100k property @ a 20% discount, while putting 20% down ($64k left) then pay that off in a year and continue to do so for 10 years.How do you expect to pay off a 64k mortgage in a year?

What I seen is realtor will come to me thinking they have SS for me to look at and all they have is Address and names of HO that they nevered contacted and want me to knock on doors and expect to get a commision on them.

Sounds like you'll be doing the work, so I'd expect you would walk away with more than 50% of the proceeds, since you're contributing both the work and the money.I've also heard an approach called an "equity split".
