I'd add that I feel like I'd want my contractor to be local, if only that they have more reputation skin in the game.  

It is a sellers market, so sellers can be picky.As far as the OP, I would consider a higher deposit with my offer to show the seller I have more skin in the game.

Big national builder may have money, but they probably also have big time attorneys who will bleed you dry. 

This is pretty cut and dry.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.

So instead of doing an assignment could I do a dry double escrow Closing where the end buyer will bring funds to close both AB and CB transactions? 

They wanted us to have "skin in the game". 

It is not fair for landlords to be left high and dry with no rent and no way to evict tenants who are too (fill in the blank) to complete the form.

An agent and a PMC should work together to find you great rental properties.We don't recommend relying solely on an agent as they're out of the picture after the closing.No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

Just wanted to know the risks posed by wildlife on the property that has a backyard that faces a dry hill/walking trail.
