I assume that as long as I don't require any additional security, there's no harm in simply transferring the deposit from them to me?

Meaning no waiver of security deposit, no first months rent half off or free etc.Example a 2 bed of 750 X 12 is 9,000 a year.

it depends, If you are getting the cash in full before your purchase or closing without a contingency then cash.Ex. full amount to purchase is deposited into your/LLC account.

Also, I would put the requirement in there for a deposit (with signed statement of condition) and last month's rent.

It seems that there is no maximum limit for security deposit in FL, just want to run this by everyone here in case I misinterpreted the language.  

She opened her first secured credit card for $500 (you have to deposit $500 to get it) and then 6 months later applied for a regular credit card, and then a few months later another credit card.  

Over the phone I said I would accept a smaller amount, knowing I could deduct it from their deposit.  

I believed her; however, I ended up not renting to her because she couldn't come up with the security deposit.
