Those all have to be cleared up in order for the seller to deliver you a clear title.Now, if the seller says "hey, no need for a title company, we will just go down to the county and record the new deed" then you might well end up being stuck with old encumbrances.

If I really wanted to talk to my landlord, I would call her/him, indicate you want to pay their rent in cash and could I come to their office to deliver the cash so I could get a receipt.
