I understand that a lot of investors just use general contractors or their own expertise, but I am curious if maybe something like same day home inspections would be helpful, since some deals can get snatched quickly?

I think you should ask the seller last time what does it take ($) to sign the contract or you can tell her best you can do is offer say $60K with quick closing as condition. 

With an excellent contractor and property manager these can be fantastic investments.

I read like a mad man and have really enjoyed some of the blogs.  

I have a couple of investors who only look for opportunities in this area because they have a contractor who owns property himself in this area.

Do they hire an inspector/contractor to do the walk through and make the deal contingent on a walk through of the property during the due diligence phase?

Should I pull out while I can avoid the taxes, or hold and enjoy the cash flow? 

This is made easier by the historically low interest rates we are enjoying now, where it is unlikely you will want to refinance that 30yr fixed any time soon (as you’ll likely pay a higher rate).

Hi all,I recently purchased a duplex in Dover, NH that I'll be rehabbing and am looking a reputable contractor to help me with the work.

A few weeks later, we closed on the house.During this project, we did run into a few other issues, mainly with some of the sub contractors, almost all of which had to be fired.
