If you have it at 399k, what are the rents of the two units now, when do the leases end, and what is the expected rent of the vacant unit? 

Also, if I do, is there certain information that I should be gathering/evaluating, and certain questions that I should ask of the people working at the site to make the most of the visit?

If they got courts permission for the eviction, call the sheriff and schedule a removal of the tenants.
