I have always saved up enough to put 25% down on a property and never attempted to use HELOCs or other creative financing in order to get into a property.  

Further, the compliance with Reg D will shortcut any attempt by attorneys for disgruntled investors claiming that their client purchased unregistered or illegally issued securities.  10 years ago the state of Texas, as well as many other state regulatory agencies, did not consider the sale of fractionalized interests in mortgage loans to be a sale of securities.  

Also, check into the MARS foreclosure rules, they attempt to identify scams, say the wrong thing, even with good intentions and you could get nailed. 

I attempted to locate a deed that shows Rocon of Bella Vista as the grantee so I could see who Rocon received the property from.
