What is the best app to use for tracking finances/important documents on rehabs, rentals and tenants?

I’m sure this gets asked a lot, but what is the best property management app for those with just a few rentals?

@Nataly S.There are some great time tracking apps out there.

I own two properties with an HOA which has an application fee of $50 paid for by the tenant specifically designated in the signed app as an application fee (not background check fee).

Folks fail, can't clean up and get a bank loan, you are stuck with them as renters.Given that; screening apps is MORE important because you are pre screening for a bank. 

The data is more accurate by far since Zillow notoriously keeps things on there that aren’t on the market or sold years ago and their comparisons are often; apples to oranges.

@Jessica Prunk I use Tellus app to manage my rentals and they partner with Naborly so the tenant screening is free.

Any recommendations on apps or websites to keep track of bandit signs?

Unfortunately, BoostUp is also kind of wonky and they made it very difficult to withdraw my own money, so I stopped using their service.I'm wondering if there's an app/website that you guys can recommend that does the Round Up feature like this with credit card/debit card purchases and automatically deposits them into an account of my choice?
