If you've done the math and its no problem for you the first thing I would try is to talk to differnt banks, especially small local banks and credit unions. it may take two or three, it may take twenty before you find what you want.

My local credit union also approved me.  

As for getting a loan - speak with smaller banks and credit unions.

My husband and I approached a Credit Union that was holding properties.

I was able to get a 3 commercial loans through a local credit union that are 15 year loans, but amortized over 25 years.

Ask for references, ask for specific addresses of previous projects.Western Union to give them a loan processing fee is a dead giveaway.
