Hi,Recently I've come across several bank auctions that are occupied - by owner or tenants.i believe the bank has foreclosed on them and taken possession , but the dweller has not vacated yet.

So with that being the case, I still feel strongly that my property possesses not only higher margin rents, but also competitive advantage.

The security instrument gives remedies to the lender in case of default but does not grant possession.  3.  

My plan: I wanted to do a quit claim deed to take possession of the property with no upfront cost so I could secure a personal loan to do the renovations.

Since the lease ends tomorrow, and they've had 90+ days notice of non renewal, can I change the locks tomorrow and have their possessions collected and removed by a company, and use their deposit for those costs?

In some other states, you can take possession of the property and have rights but you don't own it until after the redemption period is over or you've gotten the owner to sign off their interests by a quit claim.
