You should also go to your local REIA as a lot of wholesalers will go there.

Many lenders will not do a DSCR loan unless cash flowing.

My recommendation is to find work that will allow you to save up for EMD.

I did mention two other things, but those were specific to the comfortability/uncomfortability of the roommates based upon her actions, which the lease does not mention anything about.Moving forward, I will include something about the roommates opinion in the lease. 

I have been doing research(and will do a lot more here on biggerpocket now) but since I'm not familiar with US real estate and the ways to go I Thought I would ask you experienced guys for some thoughts and advice. 

I am not exactly sure what would be the best option for me but willing to hear out what people think would be a good idea.
