I wholesale for the time being although I have done a beautiful rehab.

My wife and I are wholesalers, but our long term goal is to be "Buy and Hold" Investors and we have just started actively looking for our very first rental.

In your position, I would utilize wholesalers, of which the good ones will do all the hard work for you in finding good deals.  

Before getting involved with wholesaling I would read a few threads/blogs that will show you some different viewpoints and perhaps point you in another direction.Heads Up Ohio Wholesalers!

I am buying the property at wholesale price with a lot of room for appreciation - the only drawback is that the property is currently leased until December 2016 - for a criminal $300 under market value.  

I was thinking auctions, foreclosure websites(but I can't find them)I put "we buy houses" signs out to test the waters and got whole sales calling, which could work, but I just want great deals and help with financing.

 I am using the calculator to analyze wholesale for a rental.    

To date, we have wholesaled two houses and we are looking to wholesale a few more, before we get into rehabbing.

Can anyone recommend a service for mailing wholesale flyers?  

I have never had a financial partner, but use local banks, contractors, realtors, wholesalers, etc - a whole of team of people.
