It's all coming together quite nicely, and thanks to all the great insight from this site and from many books, my standards for cash flow have gotten extremely high, and we're killing it on our COC for the most recent three properties.Where we are now is...we just got a very nice cash payout from some complicated circumstances surrounding my wife's company being bought out and all retained employees getting huge retention bonuses.

He is also willing to lower the purchase price of the house, if he cannot find a renter at the price we are looking for.

Recently got out of the student rental business but yes lease did have a joint liability clause for common area wear and damage. 

This is our first PM and  we are trying to work with them and give them the benefit of the doubt, but if they can't resolve the billing issues, we will have to find another PM.Susan

I recommend the later regardless as you'll then be able to judge how complete each vendors offering is compared to the data actually available.Unfortunately, while we are working to expand to your area, we have not yet done this analysis for GA.

Yes we are cashing out to jump start our investing by moving into a much cheaper house or do a house hack. 

But when I look at properties now it’s hard to find anything that makes over $100 a door unless it’s a D class.This is exactly the problem we are encountering as well.

Should I keep the RED door or paint it?
