You will have to file paperwork to start the eviction process if they choose to stay after the notice...I doubt they will stay as they have no ground to stand on.

Not sure that is the case in NJ but just like you have to file your address for service of legal papers as a rental some states require business to have a physical address.

It's "Notice of lis pendens" and it basically means that there's been a lawsuit filed against the property usually when there's title dispute.As an investor, don't get emotionally attached to properties because it will end up costing you more money when you can't just walk away.
