. #1 in mortgage by volume is known for having ridiculously high hidden fees, #2 is another household name, famous for their "every customer should have 8 accounts" scandal, both are widely despised by Realtors (you know, the people who are telling their seller client which offer to accept and which to throw in the trash).If the person you are working with comes well referred and you have confidence in them, that goes a long way.

Treat them with decency and respect (think of them as customers).

They want over $100 for a lead on one type of job last time I talked to them.The money you could spend on leads can stretch so much further if you invest it in local advertising, wrapped trucks, eddm, networking groups, getting certified in one specific brand, give back to your local community, follow up with existing customers etc.

If I have a roofing customer that wants to buy the materials it will cost them significantly more.

If you list before it’s done it becomes a custom home and can really delay the process.
