I'm trying to get started again since the Real Estate crash and still have properties, but my credit isn't there yet for Conventional financing.

I really don't think there will be a "housing crash" let alone in the Midwest market - the areas that are most likely to experience significant declines (if not crashes) are the areas that had huge runups in the last couple of years (Idaho, Arizona, Tennessee etc), Midwest prices haven't really come up that much in comparison and are thus less likely to have any significant fall ahead in my view

It could work for a STR where someone just needs a place to crash for a few nights.

I can see yet another housing crash in the future if they keep

The property has been vacant for 7 years - ever since the crash, and the property is only getting more damaged by the day (roof is caving in).

I bought these when the market was much lower and recovering from the housing crash in Bakersfield. 

Has it rebuilt since the crash in 2008?
