I have never tried to refi a wrap so I don't know if this is true but from what I have read other investors have not had a problem refinancing with this situation.

I've been a member for a little while now, but never made a true introduction.

^^true if all you need is 65-75% of the cash needed for the project.  

This is particularly true if you establish a pattern of buying, rehabbing, renting for a year and selling.
