There is some local competition of a much larger facility a few miles away but he is almost always full and is terrible about answering phone calls or returning phone calls so many people have a sour taste in their mouth from his management.

Another thing is the old unit especially with the coil damage is probably terribly inefficient, you could see significant improvements to the electric bill (depending on usage) if you replace.

One terrible flip to start with little safety net could be the difference of starting in real estate to never buying another property.I'm believe in the opposite of Grant Cardone, start small and work your way up. :).

I considered letting them do a shorter lease since I agree it wouldn’t be terrible to have it end in the spring, but I also don’t want them to get in the habit of negotiating and dictating the terms.
