You can use DSCR programs that only looks at your credit and the property itself.Either way, it will be important to have a high enough credit and down payment to qualify.

Lets say the investor didn't use credit or anything related to credit metrics to buy the property (maybe own cash, OPM or HL, by the time the "refinance" part kicks is, what happens if the owner has credit issues and the financial institution won't proceed?

Trying to understand the Net Profits Tax structure and filing and I have a few questions:1) My understanding is that out-of-state rental income is subject to NPT though a credit is applied for any taxes paid to another locality (state tax not included).

I'm live in Old bridge, NJ and due to high property taxes in New Jersey, PA seems like the best state to invest in(Tavel time ) I'm trying to identify rental markets and research, while trying to establish a team.I've done some research and came up with a few areas in PA include Allentown, Lehigh Valley, Bethlehem, Scranton, reading and Kutztown I'm hopping to cash flow between $100-200 per unit is possible (with property management), and can reasonably expect some appreciation in the next 10-20 years (2-4% per year would be ideal, though achieving positive cashflow on my first purchase is my #1 focus).
