Now hard work, ABSOLUTELY, brains, somewhat, but I can supply most of the needed brain power to someone who is willing to work at it.Now to be successful in this business with most other investment strategies you will need the money and the credit or at least it greatly helps to have the money and the credit, but wholesaling is unique in that regard that IF you are willing to put in the time and learn the strategies of it, you can do it with no credit and little money.Which in and of itself is an honest Guru's dream sales pitch.I do agree that most of the info you need to be successful you can get right here on Bigger Pockets, and a good part of it for Wholesaling I've personally supplied.

In any case, you are certainly entitled to reimbursement for the damage they caused (the 5 hours your wife had to work to get the place cleaned up; any supplies she used; and any things you had to replace such as miniblinds, etc).

Aussie investors tend to buy property and hold for either appreciation (the primary motive for buying in Australia, as our yields are much lower but capital growth stronger), or for cashflow in retirement (almost nothing cashflows on purchase here; but over time with rents increasing and mortgage interest being stable, it will).

I've spent a lot of time and money figuring out how to make money in this business and if I could have worked for someone for 6 months who could have taught me the basics of what I know now, I would be years ahead of where I'm at and hundreds of thousands of dollars stronger in my net worth.What Mike and Douglas are overlooking is that every part of this business is simple and easy once you've done it long enough, but so is everything in the world.
