@David Zheng this is a good question and one that I'd imagine most newbies struggle with.

Hello, this is an old post but I just recently went through the struggle of finding a HELOC for INVESTMENT NON OWNER OCCUPIED located in NJ.

I am struggling to find bankruptcy exceptions or any information on where this places the contracts.

I've been able to get accurate numbers for a lot of things with a little bit of online research (taxes, expected rent, vacancy rates, etc.) but one area I'm really struggling is pinning down some figures for utilities, especially since I'm interested in multifamily properties (2-4 units).  

It really is great to hear that other people have the same struggles we do and that they have overcome it.

I have good knowledge of how to put a house together with a good rolodex of subs and I often still struggle to keep my projects on schedule to be honest.
