My property will very likely produce a small positive cash flow in the tune of $150 after all expenses including management (despite planning to self manage), but my primary focus is on mortgage pay down, tax deductions and appreciation for the long term, so I can either refinance or 1031 exchange it one day in the distant future.I am in the beginning stage (demo part of the rehab) of my first BRRRR investment!

Normally, when you sell a rental property for a gain, you should do a 1031 exchange to avoid paying taxes, however, if you have a huge business loss on a schedule K-1 for given tax year, might that be a good time to sell a rental property for a gain without doing a 1031 exchange?

There are ways to subsidize it, such as getting a seller credit, or taking a slightly higher interest rate in exchange for a lender credit to pay that and/or other costs and prepaids.
