There will of course be another crash at some point, but It's much easier to get rich warning people about the trouble to come, than actually making bets to profit from a crash.Its fun to speculate intellectually on when the next crash will be, and you can make a lot of smart sounding arguments.

A tenant who runs a restauran warned us they may not be able to pay next month.

They seem legitimate but as I'm researching the topic there seem to be a lot of dire warnings of scamsters out there.

You can continue to give warnings if you want or take it to the next level if he goes too far but make sure you are communicating clearly with him if he does something wrong.

Perhaps it is if you really know what you are doing, but he doesn't warn enough about making mistakes.

Any tips, warnings, or knowledge from experienced commercial investors would be graciously appreciated. 

We are new to investing at this scale and we are not very familiar with the Hartford market, so any insight/warnings/opinions etc. would probably be a big help to us as we try to educate ourselves before making this move.
