@Lucas Thomas  Most of mine stay multiple years without the 2 year lease if things go south it isn't with someone who is likely to be a good judgement candidate. 

I am asking questions to gain knowledge so I can get into it.

I am open to other markets in Beaver County but I am not as knowledgeable on them, and since multifamily are hard to come by in my target markets I am ok with being creative with my strategy (rent by the room, live in the basement and rent out the rest, etc.).

To my (limited) knowledge closing attorneys don't verify cash paid up front...or at all for that matter.
