If it weren't so boring in Richmond, I wouldn't mind retiring at my 4plex there..

Looking for:   Fix and flip deals   Buy and hold multi-familiy deals  (for income when I retire, some day!)    

Prices in Ontario are stable and just coming off of big increases, so to get it for $16k below where I first saw it in this market seems like a steal to me (will rent for about $950/mo. after I put about $6k into it and has a HOA of $275)...so I feel like I'm getting (for California) good cash flow and I'm guessing $10k of instant equity. 

The IRA can seek financing and your retirement funds can be leveraged with a mortage.

My class consisted of a construction worker, a couple retired firemen, and a broker.

They are very desireable fir vacation and retirement.

He wants to sell all of his properties at once  and retire.

I want him to have good returns on his money and be using i for approx the next 10 years, thats a good estimate of him mid retirement and probably wanting that money.
