How do wholesalers in Tx get your contracts written?

The same listing agent had the contract for both parcels and had a huge sign advertising the parcels for sale.

What I would do is put the property under contract yourself or have them add you on the deed.

There is no reason for a smart investor to not have a employment income as well. 

After I have the house under contract, do I take that contract to the title company?

At first I thought no, because he brings the contracting to the table and has relationships with subs but, I've done the self prepared DM marketing campaigns, taking phone calls, building rapport with prospects to sellers, finding the deal, building our team (lenders, title, insurance) for the past 6 months, and did not get paid for any of that work.

Letter of intent is different than escrow contract ?
