Also, just an FYI: those properties on auction.com may have liens on the deed so you have to be careful because once you buy the property and it’s under your name, you’re responsible to pay all the liens on that property.

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from you and can clearly communicate any issues that may arise.
