Also, just an FYI: those properties on auction.com may have liens on the deed so you have to be careful because once you buy the property and it’s under your name, you’re responsible to pay all the liens on that property.

Great advice Mike, i think there should not be a rush in starting out, "Steady and slow wins the race". try to get as much knowledge  as possible. i am thinking on signing up for real estate classes to become an agent. hope that is a great idea.

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

I am afraid that I will buy it and stay vacant because is so big (It will rent at about $30,000 per year and renter is responsible of NNN,or at least is what the realtor estimated).
