Every single time a person posts about an Airbnb or short term rental, you have to put some ignorant remark.

@Meng Long I would recommend buying a single family home that needs some cosmetic work to live in as your primary residence, using your VA loan. 

I am looking to buy a single family home under 100K, in Covington KY to use as a rental. i am familiar with Covington and surrounding area, but I would love to hear from other investors. 

(not so important but if they only require 15% down on a single family home that is usually a good sign that you are working with a flexible lender) Can I change title to my LLC?

I recently quitclaimed that house into my single member LLC and turned it into a rental.

I know because I bought a house a few years ago where I discovered work had been done without permits and made an issue out of it, but I think because it was a single family and not a landlord, they let the sellers get permits retroactively so that made everyone happy.

Since we started doing this about eight years ago, I have not had one single conversation with a tenant about a rent increase, and it used to be an ongoing battle and source of stress for every tenant, every year. 

My goal is to create passive income through rental single or multifamily properties and become financially free to be able to give my beautiful wife and my new born son the life they deserve.
