As the other posts said, I would keep it simple and straight to the point.

I spoke with one guy that seemed very professional and respectable that offered to take a serious on-site look through my project and advise me for $500, prior to potentially putting together a plan and coming on as a general contractor. 

Not only do brokers have the right connections to get the site in front of the desired Tenant, but negotiating a deal with a national can be tricky and without proper representation you could be getting a raw deal.

Does any one know any site were i can get a nice template or a strategy that you mite use to contact off market properties???

Plain and simple.

But as mentioned above, stay away from any company charging more than a simple credit check fee up front.

For that parking spot rental, did you sign anything or was it simple enough to do a handshake deal?

Hi all from Denmark - i am new to this site but i have been reading a lot about investing in property (mostly us books) and on this site.However i started january / february 2018 to buy two properties (one with two apartments and the other with 4)In April 2018 i came across two properties offered to sale.

This seems like a transaction I hear about being executed on BP all of the time, but I haven't found a simple explanation or template for how to formally execute the process.
