Replaced 24 old, rotted wood windows with new low E vinyl windows, replaced 9 old broken wood exterior doors with new steel security doors w/ master key deadbolt system, added one bedroom w/ lighted closet, and lighted closet to existing bedroom, 2300 SF of new carpet installed, 700 SF of engineered hardwood installed, 3 new water heaters, 2 new exterior electric services, 2 new interior breaker panels, new paint on all walls and trim, 4 new shower surrounds, 4 new countertops, 4 kitchen sinks.

I had my local realtor put in an aggressive offer sight unseen and the owner took us seriously - let us in right away to see it.

Renovating each unit with quality finishes, solid wood doors, vinyl plank floors, kitchens with stainless steel appliances & granite counter tops What was the outcome?

The other unit is downright disgusting with carpet which was peed on by the pet, holes in the wood panel walls, mildew and mold all around the bathroom, and a general bad vibe from just walking around the place.

Had some tenants that used a plastic carpet protector on wood laminate floors.

It is pretty unobtrusive but I would maybe do some maintenance on the wood fence.Is the whole pool fenced around with a gate to get access?

If you have subfloor the wood can be nailed/stapled down for the best installation value.  

Move on to a new property that I am now better equipped to handle (thanks to the knowledge acquired from this lovely community).I know that nobody can give me a magic answer sight unseen.

However, we are trying to find a house that does not need a total major overhaul just so we can get our feet wet so to speak and our realtor informed us that painting, putting in granite countertops, tile in bathrooms, laminate wood flooring throughout the house and painting the cabinets does not add value to the house where we could BRRRR it.

Selling will come with a hefty tax bill for sure and there aren't many available properties to consider for a 1031 exchange in my neck of the woods.
