Hello BiggerPockets community,I wanted to come to the forums and ask everyone who is familiar with seller financing, or have done deals using this investment technique, which states are the best to do this form of investing in and why?

@Tammy Wheatley you always want to vet your tenant whether short-term or long-term.

I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage.

I am looking for a larger loan, about $750k and seller will carry the other $750k on a $1.5M purchase.

I’m interested in software that would provide greater clarity on short-term rental properties in the area that I’m looking into or currently have invested in.

Single-family residence buy & hold investment in Beaufort.

Hi there- I am a w2 employee in California with not a ton of assets, just starting out, but wondering if it would be better to form my LLC in California or in Texas if I intend to do short term fix and flips. 

I currently have a short term rental, and would love to have more! 

I'm trying to decide between renting the basement as a long term rental (and figure out something with the yard and utilities), do a short term rental like Airbnb or Furnished finders and give upstairs a utility credit, or leave it up to the current tenants to sublet it on Airbnb or find another roommate (so I don't get calls about tenant disputes since they will have chosen them). 

Now, its just listing agent gets paid from seller and the buyer figures out what they want to do.
