I would schedule the inspection first and have your contractor come the same day or soon after to integrate anything the inspector finds into their SOW.

Is there a way to fix (i.e, raise rent, does it make a good investment etc) The lenders (regular / conventional) I've used will go off a % the rented amount on the lease if it's been rented under a year, or will go off schedule E tax return if over a year factoring in rents, expenses, depr etc.

I have found I am way more productive when I wake up early, workout and follow a small morning routine and it really sets my day up nicely sounds like you are doing that but it is great. this also leads me to going to sleep earlier or working on less brain intensive tasks later in the day so there is a trade-off.I think having a job that takes that many hours can be taxing but see if you can flip it on its head.

If the aplicant(s) fail to sign the rental agreement, fail to provide additional funds required for occupancy or does not take occupancy on the scheduled move-in date, this holding deposit will not be refunded to the applicant(s) and will be retained by the owner/manager.add places to sign, date and name all parties below etc.

I likely annoy my tenants with all the questions if they report any issues as I'm always thinking if what they are reporting is somehow an emergency visit, can wait til I can schedule a repair, or wait til I can take care of it myself next time I'm down.

I wish I was joking but I'm very serious this particular hedge fund has said to my source a Certain CEO of a very well known Real Estate Firm that they were schedule to unload 150 Of their properties in late August but now has already started unloading them.
