You are not going to get solid answer for your location and your properties from others. perhaps you want to do a side-by-side test with them for similar properties over at least 6 months. in addition, this pandemic and the following impact of it may throw things off for a while.

My question is regarding a refi/cash out on a multi tenant with 37 units, based on rent roll and comps, my loan broker and I estimate the LTV to be conservatively at 55%, 10 year fixed 3.48, 5 years IO, non-recourse, assumable at 1%...I love this loan for my particular situation...BUT, it has yield maintenance up through 9.5 years.According to the loan broker, this means if I want out of the loan, in the event I want to dispose of the asset, I will be on the hook for the difference in yield the lender would get if they had the capital to lend at the rates of that future time.

Summary - Be conservative in your numbers, stress test for worst case scenarios, add a rehab contingency, get your long-term financing options lined-up now instead of waiting until the the rehab is finished (and understand ALL contingencies they may have), ensure you have cash available in case things don't go as planned, have cash to cover holding costs and reserves, have ARV comps lined-up and validated by a realtor...the list goes on.
