I think your best resource may be a local publication. try googling forclosure and *your area or town*locally, we have a publication called the recorder. it costs something along the lines of $175/3 months.it lists all of the forclosure sales happening, times and dates. but it is also where they publish public notices to defaulters.as in "this is hereby notice that on such and such a date, your home will be siezed..."

I guess there are quite a few of us Cali investors on this board, maybe the Admin can put a new subboard for us Cali people so we can somehow network our resources and idea on where to go from here.

So, in effect, you could buy today and assign your contract before you actually close............but in any event, I would not advise you to get into any deal unless you were confident that you could close (ie: have the funds or resources to obtain financing), in case, essentially, you were unable to assign your contract to your satisfaction.

Some of the advice is just plain stupid while others are pretty good.Bottom line....Read it for motivation, but seek other resources for "how-to".

I would suggest hooking up with a real estate agent in your area who can guide you to some good comps.
