Hi All, I'm looking for recommendations for lenders who can do a quick turnaround with no/little early payoff penalty so I can get my contractor on the rehab asap!

I don't recommend making tenants responsible for maintenance costs.

If that is your goal, I recommend you start attending local real estate meetups so you can meet local investors in your area doing what you want to do and collaborate with them.
