There are so many ways to make money in real estate!

Hello BiggerPockets community,I am new to real estate investing and we now have 3 properties and accelerating. 

Real estate is beneficial and has so many pros such as cash flow, tax breaks and  appreciation.

I am having a hard time finding insurance underwriting for the three-family that I am purchasing:https://www.redfin.com/PA/Pittsburgh/7209-Penn-Ave-15208/hom...The only policy I could get a binder on was from Tapco in North Carolina with a $10K deductible for $5500.  

Sometimes I wonder how long the resin binders in OSB will last over time compared to plywood.

What do they have time and money for?

Hey @Joseph Nguyen,I’ve got some firsthand experience on this, especially in the context of residential real estate investments.

If I am starting out as a real estate investor interested in being a rental landlord (still working out the main type of rental I want to work with), can I refinance the house with a higher rate and make it a rental to my husband as my first rental?  

Happy to connect  we are building 5 new builds at a time including several triplexes and the investors buy the dirt cash, refinance into a construction loan. single family approval is like 30 days multifamily is 4-5 months because of rezoning.

Perhaps a Green Card if you are going to stay for a long time or stay indefinitely.
