Purchase price: $195,000 Cash invested: $65,000 Sale price: $345,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Seth Choate, successfully completed a fix-and-flip on Juniper Dr, Angels Camp, CA.

Purchase price: $162,500 Cash invested: $30,000 Sale price: $245,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Graham Lyster, successfully completed a fix-and-flip on N Cox St, Kingman, AZ 86401.

And I still didn’t base the purchase on the ratio of property to land, but upon the cash flow the property produces.  

Rehab ($25-$30k) on my first BRRRR is coming to a close (Purchased mid January) and I am now hunting down financing.

I am trying to purchase a second SFH investment property.

Hello everybody, I am looking to purchase a property with a section 8 tenant, and the rent is way below market at about $800 for a 3 bed house, while an average rental is about $1300 to $1400.

Is it feasible to obtain a loan or a good old boy agreement where a lender offers 100% financing for both the purchase price and construction costs at hard money rates, secured by a second position on the borrower's other properties?
