In the lease they are required my permission to sublet and I want someone in there to be properly screened.I eventually show the apartment to a new tenant and he likes the apartment and goes through the screening process (SmartMove!)

Other priorities like insuring you have the proper emergency funds in place, building your credit and relationships with loan officers, finding the right deal with the right cash flow, learning to be patient and passing up the ones that aren't right for you, should have much more priority over simply having a property under contract in x days.

Place the California patch in the hole, with the approx 1" of the backing paper overlapping the hole, then use drywall mud to "seal" in the patch.Either approach will take 2-3 steps to do properly (read that as feathering the patch to eliminate noticeably high spots), then you still have to texture match, then paint.I do like that new product, but to think that patch could be done that easily is a bit mis-leading to me.Enjoy!

The government doesn't want to be tasked with providing for people that were unable to screen things properly and thus has this bar set up.The rules were changed with The JOBS Act a few years ago and the SEC finally issued their interpretation of things late last year.

Now, perhaps using the words "under market value" is not the exact or proper wording as far as accounting or any other practice is concerned, however, my thought is not on what the proper words are, but the intent and what is actually accomplished.Secondly, I have purchased under market value on every flip I have purchased and after closing and before closing, used this to present to lenders, backed by reliable and public information, to establish loan to values, equity positions, and safety nets for lenders.
