Has anyone here on BP used rehabfinancial.com as a resource for private/hard money lending?

Other people have started to notice a difference in my speech and thought process and because of that I've gotten a couple of private lenders.  

My plan is to use private money to get the work done in under 8 weeks, and then refi.My question comes in at the refi part- is there a creative manner to refinance so that I pay the lender back their 50K (plus interest) but still benefit from the 0% interest - or is the best bet to borrow enough monies to pay for the purchase and Reno?

Hire a private investigator' -- well, that won't be so valuable.  

You were in the correct on the order of magnitude :) I agree many of the unicorns will end up seeing valuations fall, perhaps we will see write downs of 25-50%... accurate private data is tricky to find. but we also have a very visible proxy in the public equity markets.

In this circumstance, I would avoid most private lenders and any hard money lenders, they're just too expensive.

When it came time to take delivery, the headboard wouldn't fit up the stairs, and the crew wouldn't winch it up over the (2nd story) balcony (of a 6-flat).
