I typically pay .75% above the average for my loans.Also a sub $100k loan is going to be charged a premium.  

Just a word of caution, be certain to give yourself a 15% or more cost contingency buffer.In my neck of the woods I would approach smaller banks with this as a portfolio deal, but some of those could also underwrite as SBA.

@Lynn Currie To clarify, I have separate insurance policies on these assets (up to $300K), but I'm looking for a policy to cover our liability beyond these limits.I'm assuming one umbrella policy could be written, with the premium determined by the number/type of assets that might incur a liability claim.

Just a side note, my LLC pays the insurance premium as a benefit to all members.
