Payments from brokers to their agents are governed by the independent contractor agreement between the broker and the agent, not the listing agreement between the broker and the seller.

It's just a matter of knowing your preferences and working with dependable agent/PM/contractors to cover you. 

The bad news is that it still has one of those old fuse breaker boxes and I suspect that much of the wiring and plumbing has never been updated.

Secondly, have a General Contractor walk the property with you to give you an estimate.  

I paid the contractor around 270 per sq ft.

Then factoring in potential mold and insulation... you know where this is going $$$$.On the upside however, we have updated plumbing, electric (supposedly, without inspection yet), all new windows, and overall a practically turn key house besides the things mentioned above.

For all you know, any or all of the roof, plumbing, and electric might need complete overhauls.
