I will be living out of state away from my property so I want to be educated on how to properly choose a good property management company.

I have neither the expertise nor time to try and manage it myself so I am in the market for a PM company.

Unfortunately there competitiveness in the market and cut throat antics give the other offices (company) a bad name. 

I think it will depend on your area as most of these third-party companies pull the data directly from the county and may or may not filter that data well to pull out vacant land.

We have a company with 27 LTRs and we are using RentRedi, just about to sign up with Rei Hub for accounting, as they tailor their app to Property Management Accounting. 

The cleaning company policy was to stop and wait outside for law enforcement when they found drugs.

We hired a remediation company, who recommended that we strip all the drywall/plaster from the walls to treat the smoke smell within the wall cavities. 

There is a one car detached garage at the back of the property.I'm an absentee owner that rented this home out for 11 years with a management company and now I'm in the process of renovating it.When I'm done with the project in a few weeks, I would like to 1031 exchange it into another cash flow property possibly in Indianapolis IN, but I'm open to other active markets.

Rarely do I find that delinquent tenants have the money but are just waiting on 1 more collection phone call before they pay.
