I could have done the very cheapest grade for about $1200.

I usually get the mid grade ones and have not had an issue with them for over 12 years.I try to replace filters at 3 month intervals.

Going after larger note portfolios from banks or mortage co's is above my pay grade - can't really speak to that but sounds like this is right up @Bill G.'

I have created a spreadsheet that helps me analyze each opportunity that I come across and a question around Cap rate has come up.From what I've heard on the podcasts and read on the forums different areas along with different grades of RE (A, B, C etc) will produce different cap rates. 

We would want to fit it with mid-grade finishes in hopes to get $700-$800 a month.  

You want cheap siding, like vinyl, or stain grade clear cedar.

If you're going for A Grade, where you want to be is more shadyside, squirrel hill, friendship, Oakland, mt Lebanon, Southside and Dormont.

When I bid a home I spend at least an hour with the investor to understand basic taste such as material grade, creative enhancement opportunities that may exist in the asset and desired time line.
