Leftie Loonies are so easy to put in their place.Must be because the average education level of a registered Democrat is the 10th grade and the average education level of a Republican is two years of college.As for the State of the Union speech last night, it was the LONGEST State of the Union speech in 45 years.

I usually get the mid grade ones and have not had an issue with them for over 12 years.I try to replace filters at 3 month intervals.

I have created a spreadsheet that helps me analyze each opportunity that I come across and a question around Cap rate has come up.From what I've heard on the podcasts and read on the forums different areas along with different grades of RE (A, B, C etc) will produce different cap rates.
