From a quality perspective, I think you will find better tenants in Groton and better parts of Norwhich but your cash flow will be better in New London.

If you're curious if this is possible, do a "test" advertising on craigs list and see how many responses you get for the singles vs someone renting the entire location out.For my perspective the extra $200 per month would not be worth the hassle unless the market catered to that (i.e college type town).

If the LLCs hoarding vacant and boarded up properties start liquidating their inventory, I'll get worried about the state of the market, but in my admittedly limited perspective, there will continue to be development opportunity but with tighter margins and longer hold times.

I guess the question would then be how to tell the few legit ones from the multitude of scammers.From the lenders perspective there is a huge percentage of loan applicants that are simply not serious.
