Hey there Adam, the Broad ripple area is a really good pocket to look at like you said. personally I like the East side of Indianapolis like 46201 for flips.

I'll make a long story as short as possible:> House built in 2008, first owners used husbands VA loan to secure (220k loan), stopped paying HOA and bank shortly thereafter (current payoff 500k+). 

Also, I'm no kid so the idea of house hacking is out.

We had our GC sand them down and redo them, 2800.00 for 1300sf house compared to doing carpet/laminate over them (4k-5K).

Both PS and Roomster were deadends for our properties.My wife and I converted a large house into a triplex in Northeast GA with the express intent to rent by the room.
