I can take calls, make call, fax, email, any web related activities and have the limited ability to get out for an hour at a time.

I also found Rockland County showing up on a few web lists, so I'm doing a little more digging there to figure out how good that would be (Rockland is close to NYC so it would be ideal if that worked).  

I am looking for a web site where I can find distressed properties for sale, filtered by areas.Obviously not the MLS or any other web site that charges you for a fee ?

A web search should lead you to most of them.

I bought it with a partner.I use Quickbooks in my web design firm and thought it best to do the same for my rentals.I used Landlordaccounting.com to get me started with a sample QB file.

You have to market your strengths, What do you bring to the table,money ,construction skill, web skills, marketing, etc
