It's your job to know the condition of title and have knowledge of outstanding liens.  

Is there anything outstanding that has to be corrected?

It has a new super highway (#69) going right through so. texas area on its way to Canada.

I was thinking of sending a letter to the spouse offering appraised value + cost of attorney fees/realtor related to sale of the property + cover outstanding taxes (if they need to be paid before sale?)?

Deal fellow BP'ers, I am working on a "as-is" multifamily deal in Union City NJ. "Buyer is responsible for obtaining CO & Smoke detector certs" is the language in the contract.   I've never deal with Union City NJ...

We turned a loft into a bedroom, painted, put in some floors, remodeled a bathroom, reconfigured a couple of the rooms, fixed a fence, cleaned up some things on the outside and marketed the house to groups of young professionals and who wanted to find a big place near the highway and downtown Dallas medical district.

The company states there is an outstanding bill of $601 and they have received a judgment in their favor against the tenants.

We have done outstanding with our 1 to 4 unit properties, but if I had started in commercial MF I still would have done outstanding, but I would have needed to do less work.  

Look in the smaller towns within 5 or 10 miles on the highway, also.
