So in that case it does end up being about a month's rent.For ongoing property management, the model is completely different since the PM will get paid every month.

Silly, but I ran into this.  

We need to back up here a little bit.There are a few things not mutually exclusive.There is a difference between getting paid a fee as a broker/agent placing and tenant and then ONGOING management of the asset.

My husband provided most of the capital to originally buy the properies, provides an ongoing salary (through an outside job) so that we could get them financed, does a little maintenance, and has the final say on all major decisions.  

What school do you plan on going to?

We were advised to pay the 'fine', which we are still fighting, but are reminded occasionally by mail that it's 'an ongoing investigation'. 

I plan on going to the planning department once I get back into town to verify zoning restrictions.  

I plan on going on my own eventually and this might be my first go.

Certainly, I had a great deal of luck involved with these deals simply "coming" to me, but as Daniel Priestley wrote in his book, "Entrepreneur Revolution," you have to "Create ongoing serendipity (create your luck)."
